Working with Paul

The right move isn’t always moving.

If you're selling one home to buy another, there are three practical questions to answer before you start making offers.

Cost of moving

What would moving cost?

Start with a likely sale-price range, the equity you may have available, and the full monthly cost of the next home.

What we'd look at ↗

Your mortgage payoff, selling costs, down payment, property taxes, insurance and changes in maintenance. These are questions to review together—not a loan quote or an appraisal.

Setting the price

What could your home sell for?

Two homes on the same street can sell for different amounts. Updates, layout, condition and competing listings all matter.

How we'd look at pricing ↗

We would compare recent relevant sales, look closely at the differences between homes, and discuss which improvements or presentation choices are worth making before listing.

Timing both transactions

How do you avoid moving twice?

Selling and buying are connected. Your offer terms, closing dates and possession plan can make the difference between one move and two.

What needs to line up ↗

We'll talk through the timing of your sale and purchase, possible contingencies, builder schedules if applicable, and a backup plan if one side takes longer than expected.

Client stories

A Central Ohio homeowner needed more space and didn't want to move twice. Here is how the sale, the build schedule and possession were lined up.

Selling + building

They needed more space. They didn't want to move twice.

They were ready for more space, but selling their current home and buying the next one meant lining up the timing carefully.

The plan: coordinate the sale, construction schedule and possession dates to make one move possible.
How they approached it ↗

They compared an existing resale home with a new build, including the costs and the expected schedule. While construction continued, the team worked on preparing the current house for market and coordinating possession after the sale.

What would your next move really cost?
